Impulse shopping. It’s what we do.
That’s why stores put end caps out with tempting products that you normally wouldn’t purchase. I usually try to make a list and stick to it to save money but I admit, many times I am tempted to bring home the shiny thing proclaiming I need it or want it; especially at the special price they are advertising.
Surely I’m not the only one who has experienced this conundrum while shopping? I doubt it or stores wouldn’t continue to entice us with their end caps. It happens in real estate to some extent.
Sticking with Your Agent
An agent has worked with you, shown you many houses, given you advice and maybe even written an offer that didn’t work out. Perhaps because momentum was lost with the contract that didn’t work out, or because you were feeling a little frustrated with the agent, you were attracted to an agent’s sign like we are all attracted to end cap advertisement.
But like most end cap purchases, this is usually not the best thing for your budget. The agent that has been working with you cares about finding you the best home, at the best price, and negotiating on your behalf. This is buyer representation. It is very important for you as a buyer to have someone on your side. The buyer’s representative can give you advice and opinions. The agent on the sign represents the seller and their best interest.
Your Agent is There to Help
Working with your agent is also the right thing to do. You are not “bothering” them. They have time invested in you. The hours they have worked go uncompensated until you have a successful closing.
If you are working with an agent, and you find yourself tempted to call the number on a ‘For Sale’ sign, STOP! Call your agent, the one that has already been helping you, she/he can get information on this listing for you and be your advocate. If you feel frustrated with this agent as your buyer’s rep, talk! Like so many things in life, communication is key. Tell them how you feel.
On the very rare occasion that you still aren’t happy with this agent, it is okay to speak to the Broker or to find another agent that will listen and work with you like you would like. But please don’t make this decision without communicating to this agent your desires and your needs for this major purchase. Most agents truly want to help you find the best house and the best deal for you. And for the best agents, of course you should call Stovall Realtors. We have set the standard of excellence in real estate in Abilene for many years; let us help you.
