Geographic Competency is a term that is sometimes thrown around in the world of real estate without ever truly being explained or respected the way it should be. To put it bluntly, geographic competency refers to an agent’s knowledge of and competency in selling real estate in a particular market. Most real estate licenses are for an entire state. And that, especially in Texas, can mean that one state covers literally thousands of miles and while there are some agents who might live in a market that covers a wide range, it is the responsibility and duty of that agent to be competent about that market. In other words, it is their job to know their area/territory and be as informed as possible so that they can give the consumer and their clients the best advice and opinions possible.
